Steps to Speed up Selling Process
There are several steps
homeowners must take to sell their residence quickly - the first of
which is to consider several Realtors before choosing a listing
agent. In addition to telling the practitioner their goals,
objectives, and time frame for the market analysis; sellers must
also "stage" their property by making minor repairs and minimizing
clutter. They should commission a home inspection before listing the
house in order to identify any problems upfront, and they also might
want to consider purchasing a homeowner's warranty to protect them
throughout the sale process.
Once an agent has been selected, sellers must determine when the
home will go on the market; set a possible settlement date; make
sure the home stays in perfect condition in the meantime; and make
plans for the weekends so that buyers and their agents can tour the
home freely. Furthermore, sellers should use their agent to
determine which offers are the strongest and most likely to pull
through, recognizing that the settlement date ultimately could be
more important than the price.
After accepting an offer, the sellers should keep the home available
for the necessary appraisals and inspections; make moving
arrangements; and transfer utilities to the buyer. Finally, let the
settlement attorney know what to do with the sale proceeds, and then
remember to bring all keys to the closing table.
